1. Using the service
These terms govern your use of the Home Value website and tenant portal operated by Home Value. By submitting an access request and selecting the acceptance checkbox, you agree to this version of the terms. You must have legal capacity to enter this agreement or act with the lawful authority of the person or organisation you represent.
2. Accounts and access
Provide accurate information, protect your password, and promptly report suspected misuse. Access depends on a verified tenancy or an authorised staff or professional role. An access request does not guarantee an account, a tenancy, or a particular level of access. You may use only records and functions you are authorised to access, and must not share another person's information without a lawful reason.
3. Property information and agreements
Listings are invitations to enquire, not binding offers, reservations, valuations, or guarantees of availability. Photographs identified as illustrative do not show the exact property, and approximate map locations do not establish boundaries. Confirm prices, ownership, permitted use, features, availability, and all material details with the authorised property representative before making a commitment.
A rental, purchase, repair, or professional service requires its own agreement with the relevant parties. These website terms do not replace a lease, amend rent obligations, grant ownership, or override rights in those agreements. Verify payment instructions independently before transferring money.
4. Messages and repairs
The portal allows authorised parties to exchange messages and manage requests. A submitted message does not guarantee that a repair has been accepted, scheduled, or completed. Availability, responsibilities, prices, and timing must be confirmed with the responsible housing agent or professional. The portal is not monitored as an emergency service. For immediate danger, contact the relevant emergency service and your property's emergency contact.
5. Your content and acceptable use
Submit only content you have the right to share and that is relevant to the property or service. Do not upload unlawful, abusive, misleading, malicious, or unnecessarily sensitive material; impersonate another person; attempt unauthorised access; or interfere with the service. You retain rights in your content and permit us to store, process, and share it with authorised participants only as needed to operate the service, investigate misuse, and meet legal duties.
6. Privacy
The Privacy Notice explains how account, tenancy, communication, and technical data are handled. Accepting these terms is not consent to unrelated marketing. Additional permissions will be requested separately where required.
7. Availability and responsibility
We take reasonable care in operating and protecting the service, but interruptions, errors, and third-party failures can occur. We may maintain, change, or suspend features when reasonably needed. Each party remains responsible for obligations it has expressly undertaken and for liability that applicable law imposes on it.
Nothing in these terms excludes or limits liability for fraud, deliberate wrongdoing, or any liability or consumer right that cannot lawfully be excluded or limited. We do not promise that use of the portal will prevent all loss or replace independent professional advice.
8. Suspension and closure
We may restrict access when a tenancy or assignment ends, to protect users or information, or following a material breach of these terms. Where appropriate, we will provide notice and an opportunity to resolve the issue. Account closure does not cancel a lease, payment obligation, pending complaint, or records that must lawfully be retained. Contact us if you believe a restriction is incorrect.
9. Changes and disputes
We will identify material changes with a new version and provide any notice or request for renewed agreement required by applicable law. Changes do not retrospectively remove accrued rights. Raise concerns with us first so we can try to resolve them. Applicable law and any mandatory consumer, tenancy, and privacy protections in your jurisdiction continue to apply. Nothing prevents you from approaching a competent court or regulator.
